Finding the right land takes time and a lot of effort. We understand that everybody needs help with different things. All our options can be customized to fit your needs. We provide service, not one-size-fits-all “solution”. We can also refer you to services of lawyers, architects, engineers or other professional. Below we outline our most common services and their approximate price.

Due diligence

You found a land you like but you do not want to buy a pig in a poke? We offer three levels of land plot due diligence based on the phase of purchase you are in.

Searching for your land

Are you too busy to find your land yourself? Does it bother you to go through tons of unreasonable offers? We will search for you to present you with offers according to your selected criteria.

Consultation

Do you seek advice in a particular situation? Do you want to learn how to check your land yourself and you need more than our free guide? We will be happy to provide consultation.

Due diligence

We offer three levels of due diligence depending on the range or depth of the information you want. You can decide whether you need a report or whether phone consultation and brief summary suffice:

Basic due diligence

is a first-pass check to assess a land that seems to meet your criteria. This level include following checks and analysis:

  • spatial planning,
  • infrastructure – requirements of the spatial plan and situation of the plot,
  • cadastre of land – land owner a easements,
  • location – basic assessment of amenities, transportation options and potential nuisances,
  • offered price – basic comparison with similar offers.

Advanced due diligence

is an extension of the basic due diligence. It includes all basic due diligence checks and analysis plus some more:

  • personal visit to the land (evaluation of the location within the municipality, surrounding plots and buildings, land steepness, orientation to sun),
  • consulting local municipal office – its attitude towards new houses, infrastructure, land history and owner, general information about the municipality and its development,
  • interview with two local inhabitants to inquire about life quality, municipality development and potential negative factors.
Price of the advanced due diligence including phone consultation and email summary: basic DD price + 2,500 CZK (basic DD is a prerequisite for advanced DD)
Price of the advanced due diligence including phone consultation and report: basic DD price + 3,700 CZK (basic DD with report is a prerequisite for advanced DD)

Extended due diligence

goes several steps further than basic and advanced DDs. It includes the procedures from basic and advanced version but also the following:

  • consulting concerned building office and spatial planning office,
  • request for official spatial planning information,
  • land owner debt screening,
  • transaction history of similar plots in the vicinity,
  • consulting other authorities or infrastructure operatiors if needed,
  • acquiring other services if required (lawyer, architect).

We search for your dream land based on your inputs

Sometimes you can miss a good offer among the bad ones, sometimes you do not have enough experience to appreciate the land, or on the contrary, you might lose your precious time checking a land that is not worth it.

We help you put together your requirements for your dream land. We will regularly present you with offers that meet them. For the plots you select from our list, we provide due diligence for special price.

We do not simply apply filters to a website but we use our experience to put the offers into context so you do not miss any suitable land even if it meets the requirements on the second glance. All this help you save time and money. We also provide individual research of suitable land plots that are not currently on sale. We 

Pricing depends on your housing (plot) requirements, frequency of offers presentation and extent of the search (plots on sale or all)
